The following summary of the
June 12, 2007 Board Meeting was approved at the
Board meeting of July
11, 2007
- The
appeal of the tax rate charged by the Town of Narragansett continues to
move forward. A new appeal will be filed for the 2007 taxes.
- The
Superior Court recently dismissed the Developer’s suit for damages
against the Association based on his claim that we excluded him from
participating in the septic systems. The Developer does have a right to
appeal this dismissal to the Supreme Court.
- Subsequent
to the spring nor’easter, our engineer inspected the structural
integrity of the premises thoroughly. He advises that the next area
which we should address with hurricanes straps in the area underneath
the Square and the Horse Shoe.
- The
fire alarm update which was mandated under the new Fire Code has been
completed.
- Negotiations
continue with insurance carriers to attempt to recoup some of our
damages from the recent storm. Damage to equipment and inventory appears
to be covered in full. Some structural damage but not all of it is
covered.
- An
upgrade to the alarm system was approved at an expense of $500.00. This
will allow us to upgrade the panel so that each employee with access to
the panel has his or her own individual code. Our Manager requested this
upgrade to allow him to track accurately each time the alarm system is
turned on and off and to identify the employee in each instance.
- Wednesday
night fish and chips in the restaurant is a go. Service should start
July 11, 2007.
- There
was a lengthy discussion relative to Guest Pass rule. A proposal to
require members to be present at the facility when they invite guests
was tabled for further discussion in the off-season. It was decided to
make entry at the gate a point of emphasis this season.
The Gate Staff will be instructed to check ID’s for each guest
entering the facility so that we can track whether or not a particular
guest is coming to the Beach Club more and the allotted times per
season. An increase in Guest Pass fees was discussed, and it was agreed
to table further discussion until the off-season.
- The
Board had a lengthy discussion relative to the new fee instituted this
past off-season in which the Association collects a contribution to the
capital reserve payable by the buyer on the sale of each Condominium
Unit. At the annual meeting, a member has raised a concern that this fee
violated Article 2, Paragraph V of the By-Laws. The Board decided that
the quoted section of the By-Laws does not apply since the Board does
not approve the transfer of Unit, and the fee is not assessed to the
owner but is assessed to the buyer as an initial contribution to our
existing capital reserve account. Based on this discussion, the Board
decided to allow the fee to stand as originally imposed.
